Investors · Specialty Parks

Off-market RV parks and mobile home parks for serious buyers.

We source park deals directly from owners, underwrite them like operators, and share them with buyers whose buy box fits.

The Honest Version

What off-market really means

"Off-market" simply means the park isn't publicly listed. That can mean less competition, more direct conversations and more flexible terms, including seller financing, which is common in park deals.

It doesn't mean a guaranteed discount, and it doesn't replace diligence. Park deals live and die on the details underground and in the books, so we put those details first.

Pros

Less competition · direct seller relationship · creative terms · time to diligence properly.

Trade-offs

Less marketing data · seller books vary in quality · more verification on you and us.

FAQ

Questions owners and buyers ask

Where do your off-market park deals come from?

From direct outreach to owners, referrals and relationships, not from scraping public listings. Many owners we talk to have never listed their park.

Are off-market parks always cheaper?

No. Off-market means less competition and more room to structure terms, not a guaranteed discount. Every deal still has to stand on its own numbers.

What's in a deal package?

Location and basics, photos, the rent roll or site mix, seller-reported financials, known issues, our estimates (clearly labeled), the price and terms, and the timeline. Verified facts, seller-reported figures and our estimates are always kept separate.

How do I get access?

Submit your buy box and select RV parks, campgrounds or mobile home parks. We may ask for proof of funds or a lender letter before sharing full details on a specific deal.

How do you get paid?

Through the assignment fee or the resale spread on a double close, disclosed in the deal terms. We are not a brokerage and don't charge buyers a separate finder's fee.
