Sell your RV park or campground, privately.
A confidential, evidence-based way to sell the park you built: no public listing, no pressure, and terms built around your goals.
A quieter way to sell an RV park
Many park owners don't want a "For Sale" sign, a public listing or months of tours with buyers who never close. Selling directly lets you test the market privately, on your schedule, with one point of contact who makes decisions.
We look at an RV park or campground the way an operator does: the site mix, the length-of-stay mix, the infrastructure underneath, and the story behind the numbers. Then we give you a candid read, with verified figures kept separate from estimates.
How we work: we may buy the property ourselves, or put it under contract and assign our contract to, or double close with, a buyer from our private investor network. We'll tell you which, up front. Palms Paradise Group LLC is not a licensed real estate brokerage and does not list property for others.
- No public listing or marketing of your park
- Mutual NDA before you share financials
- Bought as-is: roads, bathhouses, electrical, septic
- Cash, seller financing, or a mix
- You choose the closing date and transition
- A direct line to the decision-maker
How much is my RV park worth?
Most buyers and lenders start from net operating income (NOI) and a capitalization rate. Here's the logic, so you can follow ours.
Verified NOI
Revenue from nightly, monthly and annual sites, cabins, storage and other income, less operating expenses. Tax returns and bank deposits carry more weight than projections.
Cap rate
The rate buyers require for that location, size, seasonality, utility setup and condition. Value ≈ NOI ÷ cap rate.
Capital needs & upside
Deferred maintenance and infrastructure work reduce value; unbuilt pads, under-market rates and extra acreage can add to it.
Illustrative example only, not an offer or appraisal: a park with $200,000 of verified NOI at an 8% cap rate implies about $2.5 million ($200,000 ÷ 0.08). Real cap rates vary widely by market and property.
What to have ready
You don't need everything to start a conversation. These help us give you a faster, firmer answer.
- Site count and mix: full hookup, partial, primitive, cabins, tent sites
- Occupancy by season, and the nightly / monthly / annual mix
- Two to three years of P&Ls and tax returns, plus year-to-date
- Reservation-system reports and rate history
- Utilities: water and sewer source, electrical service (30/50 amp)
- Operating permits and licenses (in Florida, through the Department of Health)
- Known deferred maintenance and recent capital projects
- Survey, site map, flood-zone information and photos

Questions owners and buyers ask
Do you charge a fee or commission to sell my RV park?
No. We don't charge sellers a fee or commission. If we buy, our offer is the price you receive, less your normal closing costs. If you have a broker, their commission is set by your agreement with them.
Is this a listing?
No. We are a principal buyer, not a brokerage, and we don't market your park publicly. We either buy it ourselves or, with your knowledge, assign our purchase contract to (or double close with) a vetted buyer from our private network.
Will my guests, seasonal residents or staff find out?
Not from us. Conversations are confidential, a mutual NDA is available before you share financials, and we don't contact guests, staff or vendors without your permission.
Do you buy campgrounds and parks that need work?
Yes. Tired roads, aging bathhouses, older electrical service, septic or well issues and deferred maintenance don't rule a park out. They are reflected in the price and the plan, and we tell you how.
Can I stay on as manager or hand over gradually?
Often, yes. Some owners want to walk away at closing; others prefer to stay through a season. We'll plan the transition with you.
Do you buy RV parks outside Florida?
Florida is our home market, but we review RV parks and campgrounds nationwide, especially where our investor buyers are active.
How long does it take to sell an RV park?
It depends on the park, financing and diligence. Commercial park sales commonly take 45 to 90 days or more after a signed agreement; we'll give you a realistic schedule once we've reviewed the basics.
